THE SUPER BOROVETS PROJECT
A 300 million Euro (some experts estimate double) project called "Super Borovets" is undergoing at the moment. It is the most ambitious development project for a tourist area in Bulgaria so far. It will turn the existing resort Borovets and all neighbouring villages and areas into a world class skiing and tourist area of skiing pistes (over 100 km), golf courses, river-side parks, recreational and sports faciltiies (swimming pools, horse-riding, motor sports, hiking paths, football fields, tennis courts. 2 new Gondola Lifts will be constructed, modern skiing facilities and various new ski pistes.
The project will turn Borovets and the surrounding area into one of the most attractive resorts in Bulgaria.

Chalets Montebello are part of the luxury chain, T-Hotels, and will be fully managed and serviced by Bulgaria's leading Property Management Company, Property Management BG, in partnership with the T-Hotels management group. Operating all year round, Montebello will welcome skiers, golfers, winter and summer tourists, owners and investors. The complex will be extensively advertised in the brochures of the leading international tour operators providing services in Bulgaria, we expect extremely high occupancy from the very first year of operation.

MAINTENANCE OF THE COMPLEX (compulsory)
The maintenance of the complex will be provided by Bulgaria's leading management agency Property Management BG. The annual maintenance fee is 800 Euros and will cover the following:
Maintenance of the gardens and communal areas
Maintenance of the swimming pool
Maintenance, cleaning, elelctricity bills for all communal areas and gardens
Electronic security for each chalet
LETTING MANAGEMENT
Owners who wish to rent out their chalets to tourists and skiers can use the services of Property Management BG in partnership with major international and local tour operators selling ski holidays in Borovets, including the major UK and Irish touroperators.
The marketing department of Property Management BGwill run a major advertising campaign to attract tourists to these chalets including web marketing through the leading ski and tourism portals and reservation systems on Bulgaria: www.BulgariaSki.com, and through the website of www.PropertyManagement.BG. Printed advertising in local, British, Irish, Russian and international media, presentation of the complex at international exhibitions and travel shows, especially the London winter show. Targeted advertising to local tour operators and travel agents, as well as the leading British, Russian and Turkish tour operators (who bring most of the foreign skiers to Borovets). In addition Chalets Montebello will be marketed locally in Bulgaria and Borovets through the local tourist offices to individual tourists or tourists arriving without previously booked reservations.
Being located in this nice location just 12 km (less than 10 minutes drive) from Borovets and faturing great facilities both for winter and summer vacations, Montebello will provide high occupation and great rental returns for the owners.
Owners will be offered fixed rates per night for short-term rentals. All expenses for short-term lettings (electricity, water, cable TV, Internet) will be charged to the owners account. Long-term rents are subject to additional negotiation between the tenant and the chalet owner, which will be handled by us on your behalf. Usually for long term lettings all expenses are covered by the tenants.
PROPERTY MANAGEMENT (not compulsory)
A first class property management service is provided by our partners Property Management BG, who are leaders in the management and letting services in Bulgaria. The annual charge of 400 Euros per year covers the following services:
Management and maintenance of all relevant documentation.
Organisation of any and all maintenance required at the chalet, inclusive of regular cleaning, change and laundry of linen, preparation of the chalet for rental, everyday cleaning when the chalet is occupied by tourists, etc.
Regular communication with you the owner in case of any unexpected event, and to produce at your request documentation for any and all expenses made on behalf of the property.
Organisation and payment of any and all expenses relating to the property to third-party suppliers: eg: bills for power and water supply, cable TV, Internet subscription, cleaning and the general maintenance of the chalet, including repairs and renovation as and when required etc.
Web access to the bookings made for your chalet by the tour operator, so you can see the availability for yourself, friends and family, or check your rental income.
Organisation of the issue of any categorization papers, licenses and similar required by the law for the short-term or long-term rent of the property.
Organisation and the payment of the annual property tax and waste collection fees (funds must be supplied by the chalet owner)
Organisation, filing and submission to the tax office of the annual tax statement and payment of any and all tax due by the chalet owner for income relating to the rental of the chalet.
Marketing the property to tour operators and travel agencies for rental to their client base of tourists
Reception desk services and dispatch, key services to incoming and outgoing tenants/visitors.
Registration of the tenants as foreign citizens with the local police station as required by the law.
Holding funds on behalf of the chalet owner, to be used against outgoings directly related to the chalet or common parts under the terms of the virtual freehold.
Organisation, bookkeeping and the storage and maintenance of all records and received invoices, payment receipts and other documents from third-party
service providers, agents, local authorities and tax administration bodies etc.
Representation of the chalet owner and protection of his/her rights and execution of his/her will before any and all third-party service providers,
agents, local authorities, tax administration bodies and tenants etc.
FURNISHING
Chalets Montebello are offered for sale fully furnished. Our partners at Furnish.BG will offer a selection of furniture packs for these chalets. The furniture packages for rental chalets will include everything needed, so the chalet becomes ready to live in and rent out:
Beds, cupboards, dressing tables, bedside lighting
Cooker, microwave, fridge, kettle, toaster
Pots, pans, cutlery, crockery, kitchen implements
Dining table and chairs
Sofa and easy chairs (that convert to a sofa bed)
Linen, towels, bedding etc.
TVs in each room, a HiFi system with CD and MP3 player,
Table lights
And everything else needed to make the chalet ready to rent
RESERVATION
Bulgarian Properties charge no agency commission on purchasing chalets.
A chalet can be reserved with a deposit of 5% of the purchase price (deductable from the purchase price) paid to the bank account of BulgarianProperties. The buyer is expected to sign a preliminary contract with the developer and to pay the first installment within few weeks.
PAYMENT PLAN
5% of the purchase price when reserving your chalet
10 % of the purchase price when signing preliminary contract
30 % when the construction starts in February 2007
45 % when shell stage is reached September 2007
10 % on completion December 2007
Please note that prices are not inclusive of VAT.
GENERAL CONDITIONS
A Bulgaria registered company is needed to own a chalet at Montebello (we will fully assist with this).
All owners who rent out their chalets will have to pay rental income tax of 10%. We collect and pay this for you.
Owners who have a rental contract with Property Management BG can use their chalet whenever they wish, provided that they have notified the booking office 30 days in advance (although at low demand times this may not be necessary)
You will be charged only the cleaning costs for staying, if you use our cleaning service.
It is not necessary to come to Bulgaria in order to reserve an chalet, sign the preliminary contract or register your Bulgarian company.
It is not necessary to come to Bulgaria in order to acquire the ownership or receive the title deeds of the chalet.
