Field Fever
In some parts of Bulgaria the property market is not only more dynamic, but it is actually kicking into full gear. The data of the Registry Agency from the second quarter of the year confirm the fever for agricultural land. What is more – the boom from the first quarter of the year is about to turn into hysteria. An increase in deals on such a large scale is unique. The detailed overview of the different regions reveals the main reason for that – the high demand for agricultural land. The top 20 regions with the highest increase in deals are mainly areas where agriculture is the main means of living. In the capital Sofia, where the deals are mainly with residential properties and development land, the increase in deals is only 15%.
Lately, agriculture is in its heyday due to good crops and guaranteed European subsidies. “In 2009-2010 there was a standstill on the land market. However, in the last 3 months we are witnessing great activity – May and June were strong months, as well as July”, comments a Notary Public in the town of Omurtag. According to him many companies have sent to the town their representatives who are buying fields and this includes both farmers and investment funds and natural persons.
The Mayor of the town of Dulovo (northeastern Bulgaria) Gyuner Ramis confirmed the strong interest in fertile land in the municipality. Prices of fertile land there start from 300 BGN (about 153 EUR) per decare and reach 620-630 (about 319 EUR) BGN per decare.
Buyers are also flocking to buy land in the area of Svishtov (central northern Bulgaria). A local Notary Public comments that 95% of the sales in the region are of arable land. The Notary Public said that prices are between 300 and 600 BGN per decare depending on the category of the land and its size. According to her it is only Bulgarians who buy land in the area, there are no foreign buyers.
The Mayor of Svishtov Stanislav Blagov confirmed there is high demand for farmland in the area. We rented out 3,800 decares of fields at a price between 80 and 100 BGN per decare (about 41-51 EUR), the Mayor said. He also added that apart from farmers co-operatives are also buying land.
According to the Bulgarian Association of Agricultural Land Owners, because of the big demand prices of agricultural land in Northeastern Bulgaria and in some areas to the south of Stara Planina Mountain have increased by 7% on average in the second quarter of 2011.
